How to appeal your Walker County property assessment
Like every Georgia county, Walker County gives you exactly 45 days from the date on your Annual Notice of Assessment to appeal (O.C.G.A. § 48-5-311) — no extensions. Assessed value is 40% of the county's fair market value, so every dollar of value you remove cuts your bill at the local millage rate.
Walker County appeals are filed by certified mail (the USPS postmark counts as your filing date) or in person.

The process in Walker County
- 1. Watch your mailbox (April–June). The Annual Notice of Assessment starts your 45-day clock — and since 2026, the redesigned statewide notice may not show an estimated tax bill, which makes increases easy to miss.
- 2. Check the county's math. Compare your value against real comparable sales and your property record card. Wrong square footage and non-uniform values are the most common winning grounds.
- 3. File form PT-311A before the deadline — by certified mail to the Board of Tax Assessors. Electing the Board of Equalization route keeps every ground available at no filing cost.
- 4. Negotiate or be heard. The county has 180 days to respond. Many appeals settle; the rest get a free hearing before three trained citizens at the Board of Equalization.
- 5. Lock the win. A value reduced by decision or signed agreement generally cannot be raised for the next two tax years (O.C.G.A. § 48-5-299(c)).
